Enhancing fraud prevention, title deed management, and housing development in human settlements through blockchain technology

This paper examines the application of blockchain technology in addressing fraud, inefficiencies in title deed management, and housing development in South Africa. Using a mixed-methods approach, including surveys and interviews with key stakeholders, the study found that blockchain reduced real estate fraud by 30% and improved title deed processing times by 30%. Blockchain&s;s decentralized, immutable ledger enhances transparency, preventing fraudulent transactions and securing title deeds. Additionally, the use of smart contracts ensures accountability in housing development, reducing delays and improving project quality. However, technological and regulatory barriers remain significant challenges to adoption. The findings suggest that with targeted investment in digital infrastructure and regulatory reform, blockchain can revolutionize real estate and housing sectors in South Africa, promoting transparency, efficiency, and equitable development.
