Towards a Secure and Reliable Digital Repository for Land Records in India : A Blockchain-based Approach

The real estate market in India holds immense value, exceeding the country's GDP by a substantial margin. Private residences serve as the primary asset for many individuals and are closely tied to the majority of personal debt, often through mortgage loans backed by real estate. However, the land records process faces significant challenges. Outdated legislation and manual registration procedures lead to delays and missing information in the land registry. Transparency issues arise from the limited involvement of the land records department in real estate transactions. Lengthy timelines and complex processes further hinder the efficiency of the system. To address these concerns, the department is exploring blockchain technology as a modern IT solution. By leveraging such advancements, they aim to enhance transparency, expedite registration processes, and potentially extend the solution to support multiple government agencies in the future. This research paper presents a proposed solution to the inefficiencies and vulnerabilities of the current paper-based land records management system in India. The solution involves the development of a blockchain-based secure sharable land records repository for the Indian Revenue System which includes increased efficiency and transparency in land transactions, reducing fraud, and improving the overall integrity and reliability of the land records management system.
